Barwood Land promoted the emerging site allocation through the Local Plan Examination in Public. The Epping Forest District Local Plan 2011 to 2033 was adopted by the Council on 6 March 2023.
The South Epping Masterplan Area (SEMPA) is a 40 hectare site allocated for a minimum of 450 dwellings in the adopted Local Plan, and is being promoted by the South Epping Consortium. Barwood Land is promoting 40% of the SEMPA (16.5 hectares) and is working within the Consortium to prepare a Strategic Masterplan Framework and Design Code for the SEMPA. This will form the context for future planning applications.
