Our promotion of this site secured Lichfield District Council’s support for a Local Plan allocation and planning permission for a 1,000 home residential-led development on this c. 187 acre site on the edge of Tamworth, in Lichfield District Council’s Local Plan.
The scheme will deliver considerable public benefits, including 1,000 new homes of which circa 37% will be affordable, which will make a significant contribution towards meeting both Lichfield District and Tamworth Borough’s identified housing needs; a new primary school and local centre on site; £10m invested in schools, £3m in the local area; and improvements to the local road network, including the Gungate Corridor.
The application was considered by Lichfield District Council’s Planning Committee in March 2017, where Members resolved to grant planning permission. The Secretary of State then decided to call in the application for his own determination given the cross-boundary and strong local interest in the proposals. Following a public inquiry in January 2018 the Secretary of State granted planning permission in June 2018.
Our involvement has continued since permission was granted, as we have led on the preparation of a site-wide design code that will regulate and help us to maintain the high quality of development across the site as it is sold to homebuilders and delivered in phases. We have also obtained technical approvals and are delivering enabling infrastructure which will accelerate the delivery of the site.
We are delighted to have sold the first phases and that development has commenced on site.
